I would only cut trees that are so close to the foundation that the roots may push on it over time.

The agent contacted the city and they denied the responsibility at first then with push the city took the whole project on and saved the seller and buyer that cost.

His prison sentencing was set for almost 2 years ago and it seems to keep getting pushed back....?

I spent well over 1 mil on a CRM, owned a rock solid direct mail provider and drove a Rolls Royce.  

I think most of those are included within the high influx of newbies that roll through who are not serious.

Some of the features I am looking for (most likely there is not 1 single vendor who has all this built-in, but more of a technology stack that integrates nicely)Would something like propstream, carrot, and kixie be powerful enough to get rolling out the gates and still be efficient in your eyes?

You could roll it into a higher cash flow deal, but it would be really important to do a lot of homework before jumping in.

Maybe something happens on the block which pushes rental rates down, but still provides a sale option.
