All I did was rip out the carpet to show the beautifuly preserved T&G oak floor, took off the paneling and repaired some of the plaster, done. :)So if you are an investor, LOOK for the shag carpet and panelling hahahahha.

If and when the wall needs some serious patching, rip out the drywall and double or triple up a few of the studs so there's plenty of wood for several tenants to mount their "idiot" panels (old-timers remember the term "idiot box"!).

Actually, I found out this is not a wholesale deal (although this group of people normally does wholesaling and I did buy one other rental through them about a year ago--I don't feel they ripped me off on that other deal).Apparently they own this house outright and are trying to flip it (is that the correct term for an unrehabbed house?).

This looks like pretty normal expenses.I am not attacking your judgment of the situation but from personal experience I know that I like to be in control of my investments and when I can’t be, it is easy to get paranoid and assume that somebody is trying to rip me off.Looks to me like you have a good property manager that is taking care of things for you.Just another angle to consider…Respectfully,
