Ideally I would like to turn one of them into a summer retreat for our own personal use (once I'm well off in life and I can afford to build something on one of them), and use the other lot as an investment vehicle.

Corporate retreats, birthdays, anniversaries the list goes on and on.

The plan is to have an Alaskan retreat forever that pays for itself or even costs a bit .

I understand that dealing with HUD is tough, but what pisses me off is that my title co agent blames everything on Sage and retreats.

Moncton is down slightly and Saint John is in retreat at ~-6%.It's more amazing that you have only risen 2.6% being as close to the GTA as you are.

@Andrew Ware  Irvine is a rare place even if markets retreated a bit.. just don't sell in a retreat.. rents will hold tenants will be there.. and wait for the next cycle.were investors get hurt is when teannts are bad.. they have turn overs were their units are trashed and or rents stop and they have to do protracted evictions..in Irvine unless your totally asleep at the switch your not going to have those lovely experinces you will have in lower price point or to use the A B C D analogy  C and D class rentals.

Then it will become a weekend/Airbnb retreat for when we need to come to town.The second house is a 3/1 1100 sq ft.

A place to keep my stuff when traveling, a place to crash hard after a long trip, a place to retreat to, and hopefully a place that pays for itself.I would like to house hack in the Phoenix area for the following reasons:1.
