I’m from San Diego and can chime in on the room rental market at least a little bit.From what I’ve seen, it’s a mixed bag and depends on the area that you are in.

Things like trash-bags, cleaning supplies, spices, toilet paper we split expenses on.

The guy left holding the bag would have the right to go after the other dead beat roommates to recover any of his losses.

You might look for other items that suggest drug use or sales like corners cut out of plastic sandwich bags, or boxes of the tiny 2 inch by 2 inch zip lock bags, etc. 

Plus, it seems some asset based lenders want to rely on conventional lending criteria such as FICO scores, low LTV's (using any definition), and multiple appraisals -- all while enjoying hard money interest rates.None of this is to say that there's a lender for everyone or that if you look hard enough, you'll eventually find someone foolish enough to hand you a bag of cash for your entire project cost.

From the forums on here a lot of people have been able to do this.I identified a property that I like, but I have had a mixed bag of responses from lenders on whether I could buy with just 3.5% down.

It seemed to be a mixed bag of wholesalers, fix and flippers, very few buy and holders. 

So my first deal is in the bag.  

I sometimes feel guilty throwing away bag after bag and dumpster after dumpster of rubbish.

This should be fun as it has about 8 bags of salt in it!
