In addition to this, I've had 2 clients this past year tell me they used Airdna in '22 and '23 to see projected and estimated income and was drastically different than actual income made with very comparable properties.

I would imagine getting the cash out is about the easiest part, having the check in hand is the exciting part, and buying a house is the nerve-wracking part. i watch videos at work and talk to my clients all the time about real estate.

They usually sell for a really attractive price because investment property financing is (obviously) difficult, somewhat limiting the buyer pool to owner-operator small business owners (who in turn are typically great clients, as well).
