I mostly look for properties around the 1% rule that can cash flow $250-400 a unit, have parking, the systems are in good shape (maybe one capex item that needs repair) and aesthetic fixes to the interior (flooring, paint, cabinets, countertops etc).

I agree that the turf option would be the most appealing option as it's both functional for families and small pets along with being aesthetically pleasing.
