So the vent on that 12ft section is just for aesthetics, but it carries over across the rest of the ridge line span.You should ask your roofer about all this.

I mostly look for properties around the 1% rule that can cash flow $250-400 a unit, have parking, the systems are in good shape (maybe one capex item that needs repair) and aesthetic fixes to the interior (flooring, paint, cabinets, countertops etc).
