I wouldn't call this a mistake but more of a learning point:Circumstances - First time buyer, out of state purchase. realtor was introduced by my very good friend (both locals in that state) who praised that realtor's experience and considered him to be a very good friend.

this topic is near and dear to my heart and i can go on and on forever and praise some contractors and ***** about most of them. but here's the short version:2 yrs ago i took @jscott's SOW and tailored it to fit my needs. put details, descriptions, and invited about 7 contractors (from what i can remember). - most of them rolled it like a newspaper while i was talking to him and didn't look at it (was 3 pages long). they only listened while i was showing them around- some looked at it, put it in their folder and listened to me talking- 1 took notes on itThe outcome:- some didn't give me quotes at all- the quotes i got were VERY expensive. there was one that was 300% more than what i was gettingMy thoughts are that they knew i was a "big" company which means, i have big money, which means i have lawyers, which means i will go after them, which means, they jack up the prices to protect themselves when i do go after that. 

Noobs, on the other hand... expect people to do the work for them and then expect to get praised about it."
