In all honesty, an agents sole purpose is to put as many eyes on your property as possible to procure an offer.

Have any of you awarded a contractor based on GCs and Fee in order to award the contract earlier in lieu of waiting for full CD's to be procured?

As long as the real estate agent isn't the procuring cause of the sale.If the seller signed an Exclusive Right To Sell Agreement then the seller will have to pay the commission regardless if he sold the properties to you without the help of the real estate agent.

Hi guys,  I have my first potential flip under contract and I'm in the process of procuring financing for it.  

It will be interesting to see how all of the marketing dollars invested in procuring accredited investors will be recouped or monetized by the marketplaces.  

But I am stuck on being able to come up with the initial investment to procure this rental so I can start on my way.
