If she wants to protect herself, tell her she can record the inspection with pictures, and you will give her a signed copy of the inspection sheet.Honestly, if you anticipate the charges to be less than $500, I would refund the deposit and be done with her.

With a B-D, you usually sign an agreement not to contact anyone, especially the borrower. 

Also showing them how to do it and where its all located during move in walk through and it being on the move in check list that everyone signs.   

It was not easy, since without having my property under contract I had trouble getting a property owner to sign a sales agreement with me.

I couldn’t figure out who had to even sign the loan docs let alone the personal guarantees. 

And there is no problem that this document is saying that I have the permission but it is also signed by me?  

No rental signs, minimum 1-2 year owner occupancy, restrictions on the number of rentals, etc.
