Adding on to that is popular areas with good tenants are in demand by everyone not just investors but locals needing housing.It's possible to find stuff though, but be patient and don't lose sight of the deal...

First step is always the hardest so securing a strong team of like-minded, hard working people is primary on my list (but I’m patient and conservative).  

You still should get the intangible benefits, such as tenant satisfaction and lower churn.

But you got to be patient.

@John Bastidas I wouldn't do a deal that is "in the process of having the fines reduced" unless you are confident that it will work to your satisfaction.

If you are patient though, with time our market will cash flow better than a cash flow market. 

Start small and be patient, these things take time.
