Top of the afternoon BP family, I’m a newbie who recently came across a formula on how to budget for CAPEX.

Newbie. 

I see far too many Note Investors, veteran and newbie alike, who are willing to be taken simply by not verifying what is being portrayed as Gospel.

The reason I ask is because me and my wife are moving to Jacksonville FL for my work (change of duty station.) I'm doing my due diligence here on BP as well as my nose in books. Whilst I run to get my real estate lice...

I'm a complete newbie at this. 

So many scams just looking for a legitimate company willing to give newbies a try.

I, as a newbie, didn't know much about any of these things until I had already bought the house and there was a lottttt to learn as time went on and things broke, or I discovered things that didn't come up in the inspection, that later needed fixing.  

We also get calls from good, professional agents that are almost apologetic about their offer where a newbie listed to a podcast produced by some joker that doesn't really know what they are doing themselves.
