Any attempts to politicize either the prebate or the fair tax rate would be much easier to detect than in the vast system of loopholes of today.Stephen Masek--the authors of the Fair Tax Book state early on that while they would love to see gov't shrink by orders of magnitude, they believe a great first step would be to keep the Fair Tax revenue neutral compared to the current system, but to take the more manageable first step of changing the source of its funding.

BUT it didn't deter me...... we have no $$$ of our own..... we buy/hold, my husband has a great job prospect, so I had to be patient.... as our rentals build equity, as he moved up in the world...we collect our property.some we made work...forced to rent our our primary that is in boston (cash cow now)live in flip in a new construction in military town (only one that sold quickly b/c it was neutral)commercial retail shop (complete shot in the dark, cheaper than SFR, and it was $$$ and management FREE!)

Or they themselves (seller) may not want tenants to start getting a glimps into their financial affairs etc. or to feel there are financial issues brewing.Of course a motivated seller may not give a flip who the buyer is but unless you are certain, get a neutral entity to get the ball rolling at this stage.

You might want to agree to appoint a neutral to arbitrate any dispute.Also, if you think that you might want to own your piece through an individual LLC or trust someday, make sure that the language of your LLC agreement permits a transfer to a related entity whenever you want to do so.

What would be the best scenario for someone trying to lower the taxable income AND not get stuck with a bad dealLet's just say: if its return is cash neutral, you'll only be taxed on your PROFIT once you sell - and even THAT may be deferrable.
