1- Tenants not up keeping the exterior of the building  (leaving things in the yard, not picking up trash)2- Tenants playing music too loudly. 3- Not receiving rents on the 1st of the month - this isn't really a pain though, just something I wish they would work on.

@Kelly WiggsHi Kelly,Class C, I'd go carpet.If it were mine I'd go with the most sound deadening pet proof carpet pad I could find, and since you control the Bar, set a Max DB noise level for music 24/7 in the lease and make it pretty low.

No smoking in the house, maybe not even outside, no loud music (I added no Rap or Metal), minimal phones...You have to be the leader and make them respect you.
