then the why we do it so we can spend more time with family/kids.. then on and on.. these are tried and true techniques that have been used and taught for years and years. 

What I do have is a title that shows only single family unit, and a county assessment that shows single-family.I don't have any rent receipts at all (which I find pretty surprising, considering my Dad was almost obsessive in his record keeping - us kids have recently just "ransacked" his office and found no records of rent).

I am stronging considering buying a tri-plex in the same city I live with my wife and kids. 

Especially if you're single with no kids yet...house hack. 

We have also found some meetups in the spring and plan to start attending them to learn and grow as well, sorry for the long post.Edited to add our investing goals are to be able to live off of our rental portfolio in the next 12-15 years when our kids graduate, obviously the sooner the better but we understand it’s a long term game.

Families with older/grown kids. 

We do a 30 wide building with movable inner walls.

She claims most of the time it’s her kids playing and watching tv especially know that they’re off for the summer.

I am looking forward to doing that too eventually once our kids get older.

He has 3 kids in college and a stay at home wife.
