Lastly, he is a very wealthy individual and I feel like it wouldn't be worth his time to dish out the money needed so that's one of the reasons I haven't asked yet.

I want to self manage the listing itself and just have someone/company clean it, but also not sure if I should have a boots on the ground "Caretaker/Manager" to have guests call if there's issues.My problem is this, I've search quite a bit and all the property managers in the area want to do the full listing management and charge a huge percentage of gross rent, the cleaning companies I've found are limited to cleaning only or may do laundry for extra but then they refuse to do something silly like dishes if a guest doesn't do them before checking out.

I would be extra slow about fixing the dishwasher, maybe the tenant will grow tired of hand washing dishes and move.

I spent $1000 to fully furnish it (Before Furnishing, After Furnishing) — $235 on big furniture items (3 beds, 3 mattresses, desk, coffee table, couch, secretary desk, etc.) and $800 on the smaller items (duvet, duvet covers, pillows, lamps, dishes, rugs, coffee maker, etc.).

This prevents the cable installer/satellite dish installer/etc from drilling holes on outside walls to every room (which is what happened in the house with the wrapped coax).Door slabs are cheap and easy to replace as opposed to a framed door...you may need a planer to get them to fit (plane both sides on hollow core doors to prevent splitting).Big box hardware stores are expensive...get an account with a company that supplies real estate investors and/or contractors for decent cabinets, appliances, and other basic supplies.

Probably my own fault for not checking what the tenant left behind but it literally looks just as it did last time I was there - there are bananas and bread on the counter, fridge full of food, clothes on the floor, dishes in the sink...

I would create a plan and rough elevations that would probably take you an couple hours to do and call out the materials and locations of sink, stove, dish washer, fridge, etc.I am not sure how you are structuring your construction and if you have a general GC or you are acting as the GC.
