My question is basically, what would be a fair monetary breakdown if I will be providing the funding (permits, city fees, plans, public works, and the actual construction)....my ballpark estimate is that all this will cost 2.2-2.4 million if I build nice quality townhouse style 3 bed 3.5 bath townhouse style units.Should I offer him 70/30?

If I don't have kids, I can see myself living a very inexpensive lifestyle (2K per month with no medical problems)-but they are the one remaining mystery that will drastically effect my FIRE journey...However, I am grateful to know that I will eventually have an inheritance of at least $200K,if I had a wild guess-obviously I hope that day is a long, long way away of course :( The decision to have kids or not isn't a monetary one, it is based on a lot of different thoughts.

If I tried to declare an event of default due to you prudently executing your personal wealth strategy, I'm pretty sure I'd have a hard time foreclosing the asset on a non-monetary default.

In essence this sounds like becoming a real estate agent for commercial properties just without the real estate license. sure just pop on to every HML s website and you will usually see a tab for broker submissionsand join appl   association of private lenders.. many of those are brokers.. go to their vegas event meet all sorts of senior lenders. yoyu work for points.. and have no monetary risk other than time.

The fear of loss is stronger than the desire for gain.So if you can't get her on board, and you are serious about a forever life together,  perhaps try a strategy that has much less possiblilty of monetary loss, like a sandwich lease/option, or wholesaling.
