Given Jerome Powell is looking to hit 2% inflation (not in the 2's, but 2.0%), and Shelter was 8.1% year-over-year in February, or about 3% of the total number, we either need shelter growth to cool dramatically, or everything else to come out at -1% with shelter contributing about 3%, bringing a total of 2% to hit Jerome's target (unlikely scenario, but mathematically possible).

I won't go into a long post on the mathematics and the reasoning banks would use before foreclosing on a portfolio of 400 houses, but common sense tells me that he was likely leveraged more than 75% if he lost it all with 400 houses under one bank.I'm quite sure that there are plenty of people who could have owned 400 units at 75% LTV during the downturn and not have lost it all, so either that's not really the case with this guy (he was more than 75% leveraged) and/or he was deficient in other areas relating to his investments or knowledge.

I think you got a pretty good buyout deal...I can see where the tenant’s lawyer came up with their number...I mean mathematically, if market for your unit is $4800 and the tenant was paying $3700, the annual difference is $13,200...I see good small multi-res in San Fran recently listed at 3%-4% caps with many selling for over list...if one caps the annual difference of $13,200 at 3.5%, then the starting point for the tenant is theoretically $377,000….So if the tenant didn’t really want to move, he could have held out for much more than $61K...Instead, your old tenant seemed happy enough to take his “windfall” and splurge on a $3800 a month (one bdrm?)
