I have tried local governments sites with little luck. 

I would visit local meetups for real estate investing, and also network with agents in your area that work with a lot of investors.

But I do have a local lender ready to give me a commercial loan, 5 year balloon, 20 year amortization, 4% interest and 75% LTV Most national lenders are shying away from Hospitality and only offering 60% LTV right now

I’d appreciate any feedback from those who can offer advice, but I’m also curious about what specific type of attorney or local resource I should reach out to for guidance.I’ve seen references to the Garn-St.

If your asset is older and/or smaller, you may have better luck with local community banks or credit unions.

It will be remote, but since you live there now, you probably already have connections who either already know the house or local friends to find you good people to service things as needed.  

I put my money where my mouth is and I am also buying properties in localities where I am selling to my investor clients. 

I am about ready to just manage myself from out of state and have a couple of local handymen help me out when things come up.

However, investing locally has become increasingly unfeasible and unrealistic due to the high costs.
