Maybe your seller just wanted to put it under contract first.

Most are fine with that, but a few will have problems with it and claim there are legal issues, etc..

Since our legal billed were $36,000, we’re $100,000 ahead.  

Needless to say we terminated the contract.

This is a big legal issue that may weigh in favor of the investor.

Obviously this may vary by market but we would not accept partial payments as it does make things more challenging legally if you need to evict them.
