I'm afraid if you don't get a handle on it or let them go with a referral it could be detrimental to your business and could quite possibly lead to negative google reviews. 

AI is already impacting lead management in a huge way.

So the lead gen from Bigger Pockets and other places where one can publish their real estate content is going to get flooded with more looky loos and tire kickers, whereas before there were so many ultra aggressive investors one would probably not notice the looky loos and tire kickers as much because they were easier to ignore.

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

I'm not understanding the purpose of wanting to refi.As for the phone calls, look up trigger leads and how to opt out.

You can learn to do this independently or get a rockstar REALTOR to lead the way.

Not sure about maple heights/cleveland, but just down the road here in Akron, the Akron housing authority maintains a list of properties and landlords who are actively interested in providing section 8 housing.

With the most difficult buyers it can lead to last minute re-trades over inconsequential amounts of money but is just a pain to deal with.

What leads to the highest repair cost? 

My rule of thumb is the more details you include about the property the more quality leads that you obtain.
