It would be incredible if I can meet someone who can coach me through my first deal... some sort of a mentor. 

I also just use word processing to create a guide book. 3 ring binder with sheet protectors.I put in all sorts of things like local menus, maps to cool places etc.

They may require a foundation (footings) of some sort, a different home set up, among other things.

Partnerships are earned through trust first especially when you are ready to put any sort of money down. 

Second, even in countries that do allow foreigners to buy investment properties relatively easily (like Spain), you typically have to come up with much larger down payments (like 40%+) as a foreigner.

I also look for properties with larger lots that I can put tiny houses on or convert sheds.

I know some investors who are interested in larger multifamily and encourage me to go find the deals, which makes me really eager to try to get after it.
