It saddens me to see millions of people strapped to their jobs, trying to protect their holy grail 401K, until they are 60, and then start taking their "distributions", having a couple of decades left to live.

Ive tried to get a steady job to steady income and fox credit but thay hasnt worked out.Can I not get acceas to my Equity without these issies being solved or are there other avenues to acesss my equity funds to statt buying properties?

Lots of investment in the region as well so hopefully quality job growth will continue.

I work at my brothers business as a independent contractor ,  he has an accountant for this business is necessary for him to to this job or i can do it myself.

Also, he knew one of his guys had done a bad job on the kitchen tiling and was planning to redo it.

I see no value in it for evaluation.Realestate.com has always been a good site for accessing properties, but they do a poor job of evaluation. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

My wife and I have good W2 jobs currently so we get better terms with traditional lending in comparison to DSCR lending.
