One property I know is very small near a freeway and it's like a triangle at a big intersection and THEY BUILT A CONTAINER APARTMENTS ON IT. 

Growth patterns, future or strategic road intersections, poor neighborhoods that will get gentrified due to location, low wet areas and high hills close to town, strategic properties next to future large development sites, land around trash dumps, other nasty aspects.All of these are cheap and have different compounding growth angles to them.

Better schools compared to Manor.Manor:Parmer/130 intersection seems to be a good location and connectivity to 130.

I work less than a mile from that intersection and know quite a bit about that area.It's my goal to do the same type of new-build projects, so I wish you the best of luck on this property.  

What is your opinion on the west side (near the 10 and 295 intersection)?

Our property is close to the intersection of 501 and 31, so we are about 10 minutes from the Grand Strand/Beach. 

If the gas station is on a great intersection with access from both directions and lights to get in and out, and perhaps its on the outparcel of a major grocery, with car wash and or drive through potential....that to me is a 10/10 location and property.

How would you grade Riverdale, GA  right there where Roundtree Rd and Pine RD intersect?
