Those who choose the first path are smeared with the stench of those who choose the second.I think the difficulty is that a vast majority of people should and do sell their property through a realtor or at least go the FSBO route, and there are a lot of "wholesalers" who listen to the less-than-ethical gurus who tell them the can make fat stacks of cash just injecting themselves in the middle of the sale.

For example, if I thought $20K is definitely enough for any repairs coming my way for a particular property and I initially injected $10K in there, I'd withdraw my initial $10K when the account reaches $30K.And if I wanted to track what category of expenses is costing me the most money, I could just do a QBO or some other accounting software.But having multiple sub-accounts for the same property is going to make accounting actually fairly difficult, and will make moving money around just a logistical nightmare.

There has been tons of new cash injected into the system (look that the M1 charts)...but it has not caused the massive inflation that one would expect because the multiplier effect is so low right now.

Usually loans that cash flow means no additional capital must be injected into the investment to gain a return and thus risks are reduced.Any Seller is either out to mitigate their loss to as little as possible and any profitable sale is to make as much profit as possible.
