My wife and I purchased a home at the very beginning of 2022 and "house-hacked."

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling. 

(that policy was cancelled by the carrier and I will be getting a separate policy)2 hail damage to Tennessee property  and water damage due to storm (claim is in process) Another Tennessee property now has had a water pipe burst in the kitchen ceiling and flooded the whole house. 

So they may have to split that 10k your offering with the house so really they are only making 5k..

Is the closet on an exterior wall where it's cooler than the rest of the house?

He has opened his doors up to us before to his personal house and cares about people actually making it.I got my first BRRRR property completed last year as a direct result of me being in the Academy.

I live in Utah, where the real estate market has exploded to say the least through COVID, so investing in my backyard isn't something I'm interested in right now.I'm looking for a market with houses available to be renovated under $50k!

A lot of the advice I am seeing here and other places seems to oriented towards younger newbies - For ex: - house hacking or BRRR - these are not appealing to me. 

I have been on BP a long time and maybe about eight years ago , a person had a small chance of finding a posted house for sale here that can be flipped.

Lake house, cabin feel, waterfront etc.
