I guess the purpose for this is to help fund community improvements and maintenance though it's a bit unusual since HOA fees and property taxes typically cover these.

I guess my question is, what happens if infrastructure availability is favorable?

No liens on the property, it showing up when I apply for funding/ Refis so I'm guessing that's my personal background.

My guess is if they are doing 6 months and didn't ask about furniture they are bring their own. 

They were all non performing - many renovation loans where little reno was done and maturity date already passed - guessing it was inexperienced borrowers learning how to flip and were getting "easy" money. ya they took me out of about 14 of my deals and well being that I was getting paid it was not my place to coach them they made loans far in excess of my positions. 

But my guess is that it won't. 

So I guess my question is how did you guys just take the leap and just do it when it comes to this?

I've rented myself for years with W/D in my unit and have never had an issue, so I guess I assumed they wouldn't be much to maintain.

I think it's a good place to be, man there sure is a lot of multi family inventory coming in the market right now, but I guess it's getting absorbed?
