@Will Gaston- I'm not telling you anything you don't know but there's very little low hanging fruit out there and you have to work to get them in different ways. 

@Allen LiI will chime in after reading all the posts:I am not a fan of SFR... all eggs in one basket.

Make sure you understand how a claim works, how contracts work, and how a "judgement" could happen before you worry about how many eggs you have per basket. 

In other words, a single letter, or a single call won't bare fruit.

@Lisa Leung this is not an inexpensive proposition but one that can be fruitful for sure.

Might not be a fruitful use of your time but never hurts to ask. 

. $150-200 for a decent one, have to run power/switch, change out the basket strainer and plumbing.

I envision a balanced well managed Rental Property Business being reborn and paving the path to a fruitful and prosperous future as a landlord and hopefully some day even expanding and adding more to my portfolio!

Consider that owning stock in the company where you get your paycheck keeps a pile of your eggs all in one basket.
