My goal is to buy 2 properties per year, with the benefits of Home Equity Loan or just add another 20% down payment, and hold them for cash flow.I wanted to start searching for agents but I need a lender first... 

The best advice for agents is to become extremely proficient at one area... it may be working with investors (many agents say they are experts at it yet they don't own a single property), waterfront properties, 1st time home homebuyers.. etc.

@Jerryll Noorden to follow up on the SEO for agents question, type any address into google and the first pages are  filled with Zillow, Realtor, Trulia and all of the big national brokerages.The same holds true for “Realtor in (town name)It seems to me that the big guys have sucked all of the oxygen out of the room.Is there any reason I should give SEO any thought?

This is a fantastic financing tool for agents: increase sales, get sellers off the fence, upsell, and get financing for folks who might not qualify for traditional mortgages.

Frankly, it's pretty common in RE for agents leaving a company to drag thier clients with them.

Certainly look forward to meets as I would like to reach out to others in the area and get recommendations for agents, lenders, and good contractors to work with.
