If price, then you are starting on the wrong foot.

A 8 foot trellis or privacy screen should do it. 

That means that the only thing holding it back is a tar coating where the foundation wall sits on the footing. 

Not great, but the main point I was trying to illustrate is many think they need to buy property earning a 0% CoC return to "get their foot in the door" to real estate.  

FHA 203k could get your foot in the door with a light fixer though to build that equity you are hoping for.

It sounds like a time share and you are footing the mortgage.

And if your electric contractor is one man, he likely can't put the 40 foot service line back on the building.If the tenants are on a downward spiral they won't get out of it even if they rationally can. 

Parents typically foot the bill, so students are not as price sensitive.

I have been a nurse my entire career, So Real Estate is very new to me, I have been reading books, and listening to podcasts and trying to learn all I can, but have no hands on experience, Im a little lost but I'm hoping with the Bigger Pockets Community and their expertise I will find my footing.

I had done smaller projects around the house through the years but figured it was time to really put my best foot forward and make it ready for the market asap.
