Investment Info:

Single-family residence fix & flip investment.

Purchase price: $209,000
Cash invested: $28,000
Sale price: $880,000

This was the house I grew up in. We had to sell but were told in its current state it was only work 600k. I had done smaller projects around the house through the years but figured it was time to really put my best foot forward and make it ready for the market asap.

What made you interested in investing in this type of deal?

I’ve been addicted to DIY home flips for years. I love the idea of taking something that looks horrible and turning it into something beautiful.

How did you find this deal and how did you negotiate it?

This house was inherited

How did you finance this deal?

I used my Amex platinum and cash for all repairs

How did you add value to the deal?

Creating a consistent theme for the entire house… farmhouse
New drywall and paint interior and exterior
Fixing the bamboo hardwood floors
Changing out the light fixtures interior and exterior
Painting and restoring the bathroom vanities
Tile paint for the bathroom floors and showers
Landscaping
Changing out the toilets to eco friendly ones
Adding a nest thermostat
Sealing and patching parts of the roof
Drywalling and painting the garage
Adding new appliances
Staging

What was the outcome?

We were under contract the first week on the market

Lessons learned? Challenges?

Outsource a little more. This took about 3 months to complete but it could’ve been done sooner.
