Maybe your specialty is finding deals and you have another wholesaler that focuses on the dispo side, getting the deal closed. 

I am in this camp myself, as I do this full time.I agree with your point about focusing on long-term sustainability rather than chasing maximum rental income at the cost of increased tenant turnover or property damage.

Focusing on A-B areas and taking a hands-on approach definitely helps with maximizing cash flow and equity.
