If you’re buyers like to buy 3 bedroom 2 bath houses in a certain neighborhood or zip code, go look for 3 bedroom 2 bath deals in those areas.

Hi Michael, I'm not sure about IN, but where I invest in OH, it varies by neighborhood.

I believe only a relatively small amount of people attempt liens and notes in the first place.By volume, the most dangerous are OOS BRRRR and OOS flips, especially in cheap and very cheap neighborhoods - well below the median price.

The market here offers a lot of potential.I highly recommend making a trip here to get a feel for the different neighborhoods and understand where the best opportunities lie.

Also, coming from running a business just think of RE as a business (which it is), the numbers have to work and your investments need to fit into the big picture.
