Everything I had read and heard was that I should protect myself by having them in LLCs but I didn't realize I couldn't get a HELOC after (which many investors say in their books/podcasts that they use to leverage into more properties)

Its illogical in my book and If I couldn't figure out how to see my own asset, I'd just invest in mutual funds.

There's a lot of tips on how to do that exactly in Avery Carl's book, Short-Term Rental, Long-Term Wealth. 

Go to your favorite podcast app and search for real estate, multifamily, or syndication and you will find many podcasts that talk about those subjects.

Ok, I actually haven't found any deals yet as I'm still reading a few books and trying to wrap my head around real estate investing.

While podcasts, books, seminars, and websites offer general knowledge, you'll buy a specific property in a specific location, subject to local rules and regulations.

We did quite well in the Timber game in the 90s Owned many thousands of acres of Timberland during that time its a great industry one of the favorite things I ever did beat the heck out of rental houses LOL
