I am in a partnership with my father and brother in a parent LLC that then has property LLC's under it. 

I don't think there would be time in this scenario, but it's a good idea on how raise small amounts of capital, especially since HML doesn't seem to be a solution.The borrowers father built the house, so there is an emotional attachment. 

One really interested buyer wanted to get a property off his hands ASAP as his father (who owned the land) is passed away and his mother is 95.

His biological father has said he won't help with college.

Like @Thomas S. a friend of mine had a suicide in one of his units, shotgun to head, his father cleaned it up.

My father dabbles in real estate and my grandfather had a nice retirement because of real estate, so to me this is a viable avenue, yet I needed to learn it.

My father is the sole heir to the estate.

Also, my father is well established within the commercial HVAC industry in Kentuckiana.

The guy's father (much nicer gentleman, unlike the tenant who is a hoodlum) showed up in his truck and picked up half of the stuff. 

My sister and father did something very similar to transfer a property and get my parents paid while beginning her RE investing career.I’m in Parker too.
