While a Special Warranty Deed, will at least warrants something, excluding those specific issues stated, if it used as a deed in lieu of foreclosure, in most states there is no recourse for the lender in accepting any deed as full payment of the obligation, so even if some issues were warranted, enforcement is not available.

(IRC 514(c)(9)(C)()ii). the code excludes: Acquisition indebtedness, Real property acquired by a qualified organization-mean; any trust which constitutes a qualified trust under section 401K3.

courtney, you are missing the point.first zillow and that other site are NOT a good way to get the value; you need to use a paid service to get realistic comps and you need several, not two. also, when averaging comps, you exclude any significant outliers. your two "comps" are outliers to each other so neither of them proves anything.you cant just take two comps and average them. what if your house is worth the 65k?
