I foreclosed on the other 3, one is going to be a flip.It is quiet often with no properties on auction( redeem at the last minute); except land. 

Most of the horror stories I know of are either because (1) it was during the pandemic and tenants were taking advantage of it or (2) an exception was made on the vetting process when it shouldn't have been overlooked. 

There may be some exception if you previously identified that tree as dangerous/sick/etc and brought it to the owners attention.

There are a handful of lenders that do not have this requirement or you can request an exception if you have compensating factors.

There are some exceptions to that as I mentioned that have been done in the past, but again that would be through an escrow account, etc.

Maybe it's best for me to test things this fall and winter and offer, as @Chris Watson suggests, a 7 day min with no mandatory check in/out days (except Saturdays) and see what people generally prefer...Thanks everyone for all the feedback!
