Some of the areas I am listing below might be B+ or A class neighborhood since they offer properties in those areas as well but our focus is B class.South Holland, Matteson, Blue Island, Bellwood, Richton Park, Lansing, Bollingbrook, Lock Port, Homer Glen, Crestwood, Alsip, Oak Lawn, Evergreen Park are to name a few where they invest.How do you select the property?

If there are buyers on the other end the market will be fine.very true in the mid 80s the pac nor west including seattle was in the Toilet and Bay Area was gaining steam.then when Bay area and much of CA went in the toilet in 89 to 92 ish.. at least the Portland market was really taking off that's when I went to Portland in search of Evergreen trees  LOL and we found them  :)

Last one I used is called Evergreen Note Servicing near Seattle, NoteCollection.com.Personally, for the time and risk, I would rather do commercial (5 or more units), or earn 8%-13% doing multiple, short-term, real estate crowd-funds, or both, and not worry about it.I will say this though, of all the private funding type deals I have done since 2004 (50+), I have had the most success with seller carry wraps (all of mine had underlying mortgages), especially when compared to my second best - Land Contracts (contract for deed) and the ultimate bottom-of-the-barrel play - lease options.

I am now thinking 2x per cold season is actually the correct amount, based on my assumption that a person in the Denver-Metro area is likely only needing their furnace from Nov - May (unless they are super-wimpy like I now am, with tropical blood).

I'm in Evergreen, so the traffic is definitely not enjoyable, but the learning experience is worth the traffic headache.I'm new in this biz, though, so I have a lot to learn.
