One thing though is that there are requirements coming into effect soon where wholesalers will need to get their license in PA for any properties that they wholesale, so you might want to look into that before it becomes official!

Prior to last year, effectively any SFR was eligible for a short term rental license.

However, this is not really effective in the real world.

I’d really appreciate the opportunity to learn from those with experience.

It will save you a ton of money upfront and you'll gain the experience to upgrade to larger deals.  

You'll likely need a higher down payment if you can find anyone willing to finance something like this as a first time investor; many require some level of rehab experience at the very least.
