I like areas like North Hilltop, Franklinton, Reeb-Hosack, and Driving park. 

I apologize if it comes off as rude, but I really just want to drive the point home. 

If you are curious on the market I would guess you have the ability to test the waters 

In situations like this I don’t like to be the test case, give it time and see what people say after 6-12 months

Where people want to live will drive rents, revenue, and appreciation. 

We also want to expand our profolio but cannot find anything within 2 hours drive, or in California in general.

I am interested in MTR for my properties in Akron, OH as one is walking distance to Summa Health Systems Hospital there and the other is a 15 minute drive.

Those should drive a ton of traffic to your listing.Furnished Finder is the go to for MTRs (long term rentals with a shorter stay, over 30 days).You can also use FB like @Bruce Woodruff mentioned but you will need to get everything setup to take bookings.
