You won't sell it if you didn't get permits as most municipalities require you to get a CO or the buyers will do an OPRA request and see you didn't pull permits.If you did electrical or plumbing without a permit, the walls will need to be opened up to expose the work.You won't be ready to sell in 3 months.

**PITI is $522 a month (2%interest rate)** Actually cosmetically ready for renters and appears fixed up.On the inspection report the plumbing failed and it mentioned shifting soil in the foundation report.

I assume these areas have strict zoning, permitting, and design codes, along with requiring state licensed contractors to perform electrical, plumbing, and HVAC which would increase costs.

The majority owner should be required to sign reps & warrants at closing to be personally liable for them.You didn't mention checking the plumbing - hidden plumbing leaks can cause more damage over time than just about anything else!
