You also need a ladder in the window well if it's deeper than 44" but doesn't look like that would be the case for you.If you're in a duplex I assume there may be a condo association....make sure there's nothing in your condo docs that states you can't add finished space in the basement. 

What if there were multiple leaks?

Early on in my investing journey I experienced a ton of water damage because of water leaks in places that often goes unnoticed under sinks, in utility closets etc.I was curious if anyone else here has considered any remote monitoring water leak systems?

I think I'm missing some docs.

My intuition tells me that if they were rehabbing a property in poor condition, they surely must have known that water was leaking into the basement.
