You are chasing "shiny objects of distraction" if you come in buying 1's, 2's, 3's, etc...as in small time buyers.

Additionally, we hoped to use an FHA loan on a property in California once we were done paying for my school and thought that having a rental property would knock out that option.We did discuss it though- I'm trying to make sure that I'm not throwing artificial barriers in my own path since I know that's an easy thing to do to distract oneself from actually making difficult decisions and taking concrete action.

Entity names same as websites, spreadsheets, databases, seminars, guru courses, etc are distractions from (as you said in your post) doing what matters "hitting the streets".

Had me distracted the whole showing discussing landscaping tips and how nice it would be to enjoy coffee outside in the morning. 3) Applicant didn't bother to even glance at my written 'General Rental Qualifications' list I have right next to (or on top of) the application.4) Application was finished in 42 seconds.
