Perhaps the seller is in a dire situation and needs to sell NOW, and the buyer is offering to pay cash, pay all closing costs, and close quickly instead of waiting a month and a half for a mortgage to be approved.

The plan is to manage a few properties myself to get my systems in place then hire someone to do showings/book keeping on the software,I know this will be a constant work in progress and I will adjust things as I go but 2 things I want to get strait before I start...Legal - I have reviewed fair housing laws and will have my employee do the same - but incase legal issue/questions or evictions come up should I contact an attorney now?

The inspector found that the asbestos roof was in dire need of repair, there was live knob and tube wiring, the furnace wouldn't fire up and had some duct work that needed to be fixed, and several ungrounded and dead outlets.

I know i'm rather new, but red flags would go up if an owner immediately threw out a number like that so readily with no rhyme or reason (unless perhaps he was in a dire situation).
