When a foreclosing Lender takes a property back at the mtg foreclosure auction, state law dictates the lender gets a set discount on any past hoa debts....the l Nader only has to pay either 1% of the original loan amount or 12months of dues, whichever is less..I assume though that maybe you are talking about hoa dues During the time the bank owned it?

One dip in what the market dictates (or if there is one tenant that simply paid too much in this case), and it could throw you into a loss for awhile.

I'm unclear if that's a decision that can be controlled at the time of purchase, or is dictated by your financial account set-up with the bank. How do you and your spouse handle your accounts, and how has it impacted your financing options?

I had never even considered that they are more likley the ones to bring unwanted pets and subletting their units because those are two things I personally know that people have done once theyve renewed an initial lease, typically because their finances accumulated over a year or 2 allow them to afford a pet or to afford amenities to allow for sublettingAaron thank you on your perspective on not being able to dictate what you want to pay for.
