I have been patiently waiting for the weather to warm up so I can finish the last piece to my flip in the metro Detroit area.

With that, I have my eye on 4-plexs which have the best chance of cash flowing, though on the MLS there are very few, so I’m probably going to need to be creative and patient. 

But I have to say, it took me about a year to win the bid, since I wanted to stay patient and get a true bargain. 

I've had a few offers fall through, but I'm being patient because i want to buy right. 

Here are my numbers on it to give you an idea of what to expectSo my advice would be either expect to be patient and wait for the right deal or consider other areas that have better returns.  

The one that is near and dear to my heart is JDRF Juvenile Diabetes Research Foundation I believe it is one in 4 children are diagnosed with T1d (Type 1 Diabetes), unlike Type 2, it isn't related to diet.

There are a few pockets that are relatively affordable, but you may have to be patient and act quickly when something becomes available.cheers,Jeremy

Since I'm a newbie I'm stuck between taking action and getting my feet wet and gaining experience vs being patient and finding a really good deal (which I know is difficult in today's market) 

You'll just have to be patient when looking as there aren't a lot that pop up and they go fast!

If you have some time, you can find a deal with multifamily; you just need to be patient.
