If there is someone out there that you really want to learn from you have to be a devoted fan.

It would likely be easier to defend a case if they try to claim all of this nonsense and I beat all of it down with evidence in court showing they lie and scam at every turn.

Recommend asking for several references and properties they have funded.Be careful as there are a lot of scams out there especially those wanting a lot of $ upfront

Sure you're getting what want/need but its a scam and what comes around goes around.

I knew I would have to start building a list of potential buyers in my area so I have been posting to Craigslist and have since started to acquire a list of buyers who want/need seller financing (20+ people).The issue is, I have since decided to not buy the course (because I think it's another Guru scam) and now I have a growing list of people wanting/needing seller financing in the Morgantown West Virginia area.

First you need to understand that you are operating a business and people like her in her situation often try to run the pity scam to take advantage.

Any lender who tells you they are going to deposit the money in your bank account is a scam. 

So with just $100K, you could put a down payment on three or four properties and keep a good chunk for reserves, let tenants pay down your mortgages and either keep the cash flow as supplemental income or devote it all to rapid pay down.

It's not a scam or anything but I wouldn't waste my time with those.Just spend some time here on BP and you'll learn what you need :-)
