That will serve two purposes:you will deploy some of your capital and get a rate of return on ityou will learn a great deal of how an apartment property is operated from an investor perspective.Now, when you are comfortable as a passive investor, think about getting your own deal if this is what you desire or remain passive.

But the military puts more stresses on us when we have to deploy and worry about an asset sitting here that we can't control ourselves.  

SoCal is a funky REI market ... high stakes with millions to be made and lost ... mid west dudes think we're all insane speculators out here, but there are intelligent ways to invest (without speculation) and it is not necessarily the same strategies deployed in other markets that dominate discussions here on BP.

Why would you buy a house for $1 Mil that rents for $3500 when you can deploy that same 1 mil and  buy 10 houses for $100k each that rent for $1k per home.

We've done multiple 12-15 month deployments during his career and part of the reason we are moving now is because, even stateside, he's never home.

But I agree that taking a 15%+ tax hit today, to try to deploy it again at exactly the right time, is a rough strategy.

That might give you some indication of when your return is falling off, ie. when it would be better to re-deploy that reserve on a separate property.
