If you do not live in that state, you will need the services of a registered agent, easy to find online.The reason for creating the LLC in the state where the property is located is that you will be permitted to use the courts in that state if you need to initiate litigation.  

If photos aren't an option, a quick reinspect on 4 point will likely do the trick.If your county was declared a state of emergency ahead of the storm, the bank will likely follow up to tell you what they require.

Court hearings revealed that instead of acquiring advertised properties, Scoutpads/MBD only purchased options on those properties and never exercised them!

As you get further away from standard real estate practice, the risk is increased by a “legal” risk that your protection may be interpreted quite differently than you expect by a court and that the subtleties of the protection a mortgage or trust deed document provide with established law and court decisions handed down for (in the U.S.) 250+ years is not existent. 

If the court is really crazy, it could hand a win to tenants, even if the tenants have never mentioned the mold problem before.
