You want to make sure you haven't inherited terrible / or shadily placed tenets even if there are no immediate signs of danger.

The problem here was a couple fold.1) The city was looking a higher foreclosure rate on top of a higher rate of abandoned and dangerous properties. 2) My university was looking at a housing shortage starting in a few years. 

@Jorge Pena, a dissenting opinion from a little pockets investor.Unless you are in danger of drowning financially, I would keep the property and proceed with the reno, even if it goes a little slower than you plan.

All are in low budget neighborhoods (but not dangerous).

Anything else is a dangerous game.

The last omission was particularly odd because the entire webinar addressed the risks and dangers of doing wholesaling wrong. 

Take the guessing out as much as possible (guessing is dangerous) and keep things easier at the same time.

Again 10 years is just one data point and I chose it mostly to show the danger of using a single data point (even if it is more relevant to buy n hold than the 1 year data point) rather than to argue against Vegas buy n hold. 

This time I took photos of them breaking all the house rules-leaving 1.5 hrs late, extra guests, spilled liquids on the floor and some unknown substance staining the sheets, photos of a cigarette box, cigarette butts, cigarette ashes.
