Cross off all the places you don't want to invest.

I've worked with multiple investors who are investing from out of the country. 

I work with dozens of investors who have done 1031's into the souther/middle part of the country where the price points are much easier and the laws are more friendly.

Asset growth rates, rent growth rates in these markets far outpace the middle of the country, and its not even close.

@Rajagopalarao Paidi  some areas of the country it is perfectly normal for foundation issues given the soil types and building techniques of the time.

One block can perform very well, and another block will destroy you.Before you invest, I recommend you locate a quality PM that can help you narrow down markets, determine which rentals perform best, cross-check sales prices and rent rates, and take over management right away.The biggest mistake you could make is to get talked into buying in the wrong neighborhood and then learning that the good managers won't touch it.
